Landlord rights:

  • In Arkansas, a landlord may give notice of lease termination for any reason. Even model tenants may be subject to having a lease terminated. The landlord must give one rental period’s notice for an oral lease, or provide notice according to the terms of a written lease.
  • State law provides that upon the voluntary or involuntary termination of any lease agreement, all property left in the dwelling by the tenant will be considered abandoned and may be disposed of by the landlord as the landlord sees fit without recourse by the tenant. All property left on the premises by the tenant is subjected to a lien in favor of the landlord for the payment of all sums agreed to be paid by the tenant.

Abandonment


Your landlord can assume you have abandoned your rented property if:

  • the property is vacant for an extended period and you have not told the landlord you will be away; AND 
  • you do not pay your rent within a reasonable period after the day it is due, even if you have left behind your furniture and belongings.

Abandonment can also be assumed if:

  • the property is vacant for an extended period and you have not told the landlord you will be away; AND
  • you do not pay your rent the day it is due; AND
  • you have moved your belongings out of the property.

If You Abandon

If you have abandoned the property in violation of your rental agreement or lease, the landlord can retake the property and rent it to someone else. You are responsible for any costs the landlord has in re-renting the property, plus any rent which becomes due before the property is re-rented.

2024 Landlord Association of Arkansas Officers Sworn In 

 

The Landlords Association of Arkansas (LAA) is pleased to announce the successful installation of its Executive Board and Chapter Presidents & Vice-Presidents on December 9, 2023, at the Arnold Innovation Center in downtown Conway, AR.

The honorable Judge Allen Dodson, Faulkner County Judge of Conway, presided over the swearing-in ceremony for the LAA Executive Officers. LuAnn Deere, a distinguished member of the Faulkner County Landlord Association of Conway, AR, took the helm as President. Bill Jones, representing the River Valley Landlords Association of Ft Smith, AR, assumed the position of Vice-President, and Beth Pasmore, a respected member of the Northeast Arkansas Landlords Association of Jonesboro, AR, was sworn in as Secretary.

The event was graced by the presence of several appointed Chapter Presidents, each contributing to the diverse representation of landlord associations across the state. Mark Burrier was appointed President of the Faulkner County Landlord Association of Conway, Dan Pasmore assumed the role of President for the Northeast Arkansas Landlords Association of Jonesboro, AR, Bennie Hildebrand took the helm for the South Arkansas Landlords Association of El Dorado, AR, and Jimmy Carver assumed the presidency for the Southwest Arkansas Landlords Association of Nashville, AR. Additionally, Bill Jones of the River Valley Landlords Association in Ft Smith, AR, and Joyce Baugh of the Saline County Landlords Association from Bryant, AR, were also sworn.

The Landlords Association of Arkansas looks forward to a productive and collaborative term under the leadership of these dedicated individuals. We extend our gratitude to Judge Allen Dodson for officiating the ceremony and express our commitment to fostering strong landlord associations across the state.
