Congratulations to Dan Pasmore from Northeast Arkansas Landlords Association in Jonesboro, Arkansas, who was named the first inauguarl "Landlord of the Year" in 2024! This award recognizes exceptional dedication, professionalism and integrity in the rental industry.


The Landlords Association of Arkansas is excited to announce Dan Pasmore as this years Landlord of the Year! Pasmore has extensive experience in the industry beginning in June of 1998. He is the current President of the Northwest Arkansas Chapter and has served in this role twice with his original term spanning 2012-2015 and his current term beginning in 2017. He previously served as Vice President of this chapter from 2009-2011 and has served on the Legislative Committee and the Nominating Committee. He has dedicated countless hours of travel to Little Rock during legislative sessions and across the state as he assists with the set-up of new chapters of the Landlord’s Association.


Pasmore is a member of the Exchange Club of Jonesboro and the Craighead County Historical Society. In 2017 he was elected to serve as Justice of the Peace of Craighead County and also serves on both the Finance Committee and the City of Jonesboro’s Grant Committee. He is also an active member of the Republican Party.


His dedicated service to his community brought about the formation of the Jonesboro Fairview Neighborhood Association to help improve safety and quality of life between landlords, tenants and home owners. He continues to have regular communication with the Chief of Police to assist in crime prevention.


Dan is always willing to lend a helping hand whether that’s offering guidance and seasoned advice to newcomers or helping tenants with the moving process. He can be counted on to step up and take the lead!


The Northeast Arkansas Landlords Association meets the third Thursday of each month at Golden Corral located at 2405 E. Highland Dr., Jonesboro. The meetings begin at 6:30 p.m. and will resume on January 16th after their holiday break.

2024 Chapter Nominees for Landlord of the Year

 
El Dorado Arkansas Landlord Association
2024 Landlord of the Year

The South Arkansas Landlords Association has announced Gregory Williams as this year’s Landlord of the Year. Williams is the owner of Empire Properties and the current Vice Chair of the Planning and Zoning Committee of El Dorado.

At just 36 years old, Williams owns 204 rentals across 6 towns in South Arkansas and specializes in offering quality, affordable housing throughout Arkansas, according to a press release.


Williams will join other area nominees in the pursuit of the title of Arkansas Landlord of the Year, which will be announced on December 7th at the meeting of the Landlords Association of Arkansas.

The mission of the Landlords Association of Arkansas is to provide local landlord associations the opportunity to join together to assist each other by offering suggestion, encouragement and education whenever possible; to maintain and improve the living conditions and value of rental property in the state of Arkansas; to develop a reputation of landlords as important and caring business people in the state of Arkansas; to help implement cooperation between tenants, landlords, state and local governments.

The South Arkansas Landlords Association meets the second Tuesday of each month between 6-7:30 p.m. at First Baptist Church of El Dorado, 200 W Main Street, El Dorado, AR. Hot Springs Arkansas Landlord Association
2024 Landlord of the Year

The Hot Springs Landlords Association is excited to announce Steve Webster of SnP Investment Properties, LLC. as its 2024 Landlord of the Year! Steve has been a member of this chapter since 2005 and during this time has held the office of Board Member (2005), Vice President (2008), and is the current President having served in this position since 2010. He is a reserve Sheriff’s Lieutenant, a position he has dedicated himself to for over 10 years. He also provides security for his local church, serves on the church board, and is an active Deacon. He enjoys serving within the Landlords Association to help tenants and landlords refine their relationship and works closely with the Housing Authority and the court systems to further this goal.


Steve is a long-time supporter of the War on Meth and has purchased countless raincoats and other valuable equipment for the Sheriff’s Dept. Steve also enjoys supporting his local 4-H clubs.


The Hot Springs Landlords Association meets the third Thursday of each month at Smoking In Style BBQ located at 2278 Albert Pike Rd. in Hot Springs. A meet & greet begins at 6 p.m. followed by the meeting at 6:30 p.m. Whether you are an experienced investor or just beginning your real estate journey come join us for this free meeting and see first-hand the benefits of chapter membership.


Faulkner County Arkansas Landlord Association
2024 Landlord of the Year

LuAnn has been a Chapter member since 2016 and has served as Events Co-Chair (2019-2020), Vice President (2020-2021), and President (2022-2024). Deere has also served on the State Board of Directors (2022-2023) and is the current State Association President (2024-2025). In 2023, LuAnn saw a need for growth within the Landlord’s Association and helped rebuild the South Arkansas Chapter. She then set her sights on broadening the reach of the Association and established new Chapters in both Northwest Arkansas and Southwest Arkansas that are thriving today!

 

Deere is no stranger to serving her community. She joined the Conway Optimist Club in 1993 and served as the Faulkner Co. Club Executive Assistant President in 1998 and Club President from 1998-2014. During that time she also served as the Arkansas’ Optimist Governor State President (1999-2000). She has also spent countless hours working with the Conway Optimist Pee-Wee Football program (1994-2015). She served on the Conway Chamber Downtown Partnership Committee from 1994-1996 and on the Faulkner County Day Schools Board of Directors (1994-1997). LuAnn has dedicated time to serving in her church, Peace Lutheran, as a Wednesday Night Member Meal worker (1994-1999) where she cooked weekly meals for 80 members. LuAnn is a Realtor with Re/Max Elite of Conway and has earned the Highest Single Commission Award (2022) and the Top Producers Award (1st Qtr., 2024) as well as being inducted into the Re/Max Hall of Fame (2024). She owns Lazy S Properties, LLC. where she enjoys connecting with tenants and learning first-hand what landlords are experiencing and this experience gives her a unique ability to advocate well for landlords across the state.

Saline County Arkansas Landlord Association

Washington County Arkansas Landlord Association
2024 Landlord of the Year

The Washington County Landlords Association is excited to announce Amy Hinkson as this years Landlord of the Year! Hinkson is a Sales & Leasing Consultant with Baumann & Crosno Construction and has served as the Vice President of the Washington County Landlords Association since its inception. She also serves on the Fayetteville Youth Baseball Board and is the Fayetteville High School Band Booster President.


She and husband J.R. Hinkson have two sons and when she’s not working to connect clients with their dream home, she enjoys spending time with her family and calling the Hogs at the University of Arkansas where J.R. serves as the Associate Director for Band Finance, Marketing, and Operations. 

Hinkson will now join other area nominees in the pursuit of the title of Arkansas Landlord of the Year, which will be announced on December 7th at the meeting of the Landlords Association of Arkansas.

The Washington County Landlords Association meets from 11:30 a.m.-1:00 p.m. on the first Wednesday of each month at San Miguel Restaurant located at 3722 N. Front Street. Local landlords are invited and encouraged to attend this free meeting and see first-hand the

River Valley Landlord Arkansas Landlord Association, Fort Smith Arkansas
2024 Landlord of the Year

The River Valley Landlord Association has announced Pie Ting "Carrie" Hsu as their 2024 Landlord of the Year. Congratulations, Carrie!

The Hot Springs Landlords Association is excited to announce Trent’s Floor Solutions, Inc. as its 2024 Affiliate of the Year!

Trent and Candace Young started the business in 2003 and have served their community not only through their flooring solutions, but are also landlords that strive to provide housing to families within the City. They have served in the Oaklawn Rotary for 13 years and have held the office of President and Assistant District Governor. They are 20 year members of the Hot Springs Women’s Chamber of Commerce and Trent’s Floor Solutions was named the Greater Hot Springs Chamber of Commerce Small Business of the Year 2021. They have been avid supporters of the Boy Scouts of America and have also served as Board Chair and Elders for the Hot Springs Adventist School.

Trent and Candace have deep roots in their community and can always been counted on to financial support and lend a helping hand to local schools, food banks, or other organizations. Their service is equally as valuable within the Landlords Association where they serve on the board. HELPFUL TIPS...

Landlord rights:

  • In Arkansas, a landlord may give notice of lease termination for any reason. Even model tenants may be subject to having a lease terminated. The landlord must give one rental period’s notice for an oral lease, or provide notice according to the terms of a written lease.
  • State law provides that upon the voluntary or involuntary termination of any lease agreement, all property left in the dwelling by the tenant will be considered abandoned and may be disposed of by the landlord as the landlord sees fit without recourse by the tenant. All property left on the premises by the tenant is subjected to a lien in favor of the landlord for the payment of all sums agreed to be paid by the tenant.

Tenants...

Abandonment


Your landlord can assume you have abandoned your rented property if:

  • the property is vacant for an extended period and you have not told the landlord you will be away; AND 
  • you do not pay your rent within a reasonable period after the day it is due, even if you have left behind your furniture and belongings.

Abandonment can also be assumed if:

  • the property is vacant for an extended period and you have not told the landlord you will be away; AND
  • you do not pay your rent the day it is due; AND
  • you have moved your belongings out of the property.

If You Abandon

If you have abandoned the property in violation of your rental agreement or lease, the landlord can retake the property and rent it to someone else. You are responsible for any costs the landlord has in re-renting the property, plus any rent which becomes due before the property is re-rented.
